Vetted. Not listed.
Every contractor in the Lighthouse network is hand-selected, licensed, insured, and held to performance standards. We don’t list contractors who pay to be listed. We bring contractors we’ll stake our name on.
Built specifically for HOA communities and the people who run them.
Property managers juggle a dozen vendors, a hundred homeowner requests, and a Board that wants everything in writing. Boards want confidence the work is being done right and the pricing is fair. Finding contractors who consistently deliver — and who show up the way HOAs actually need them to — is one of the hardest parts of the job.
Across more than 15 years of HOA reconstruction work, the same problem kept showing up from every angle.
Managers can’t find good contractors fast enough. Boards can’t tell which contractors are actually good. And the contractors who get the work are often just the ones with the best marketing — not the best service. The dynamic doesn’t serve any of the people it’s supposed to.
Lighthouse Association Services exists to fix that. We are a curated, vetted network of trade contractors who specialize in HOA work. We operate as a single point of contact, accountability, and quality control for every job in our system. Our contractors are paid for the work they do; we are paid by them on a referral basis — and we disclose that to every Board and every manager, on every conversation, every time.
Every contractor in the Lighthouse network is hand-selected, licensed, insured, and held to performance standards. We don’t list contractors who pay to be listed. We bring contractors we’ll stake our name on.
Our contractors understand Board approval cycles, reserve studies, common-area liability, and the documentation a manager needs to defend a recommendation. Reports are written for Board packets, not residential homeowners.
When you bring Lighthouse into a community, you get a single relationship that spans every trade in our network. Two trades today, more on the way. Less vendor management. Fewer escalations.
Our contractors stay in the network only as long as they deliver. We track response times, completion quality, Board satisfaction, and follow-through. Underperformance ends partnerships. That accountability is the platform.
Lighthouse is built on more than fifteen years of HOA reconstruction work across San Diego County and South Orange County. Reconstruction projects touch every trade — electrical, plumbing, painting, structural — and that experience is exactly how we know which contractors deliver and which don’t.
We’ve seen the difference between a contractor who shows up when they say they will and one who doesn’t, between a Board-ready report and a vague invoice, between a relationship that holds up and one that burns out at the first hard call. The network is built around the contractors who consistently deliver — vetted not by marketing budget but by performance, accountability, and quality across communities.
“Every contractor in the network knows that if they damage one of these relationships, we don’t have a business. That’s the whole product.”
HOA-focused electrical care. Common-area lighting, panels and service equipment, life-safety systems, EV infrastructure. Quarterly inspection programs and on-call service.
Common-area plumbing inspections, water heaters, backflow certification, sewer infrastructure, and capital project planning for HOA communities.

Trades we’re actively building relationships in. We add slowly — one trade at a time, only when the contractor meets the network’s standards. If your community has a need in any of these trades and can give us a few weeks, we’d welcome the conversation.
Lighthouse is paid by our contractor partners on a referral basis. That keeps the program free to communities and aligns our incentive with contractor performance — if our contractors don’t deliver, we don’t get paid, and they don’t stay in the network.
The pricing communities receive is competitive with going direct, because contractors fund the platform out of marketing budget they would otherwise spend chasing leads. We disclose this relationship to every Board and every manager, in every conversation, on every proposal.
Transparency is the foundation of the platform.
